The main level opens into a family room with a fireplace, alongside a kitchen and dining area that seats 22 — the whole group at one table.

The estate sits on eight gated, wooded acres of private Lake Lanier waterfront, with its own dock and an on-site fleet: two tri-toons, a wake boat, two jet skis, a paddle boat, kayaks, and paddleboards. Back on land there’s a pool with an eight-person hot tub and a sauna, a recreation field for pickleball, sand volleyball, bocce, basketball, and cornhole, and a rooftop lake bar with a fire-pit table for the evening.

David greets every group on arrival for a walkthrough of the home, and typically replies within an hour during daytime ET. You book direct with the owner — no property manager, no key-box, no OTA service fee.
